Ontario condo tribunal restricts manager representation

Ontario’s Condominium Authority Tribunal says that since October 1, 2026, managers generally cannot represent condo corporations in new cases unless they are licensed legal professionals or qualify for an exemption. Earlier cases remain under the old rules.

Ontario’s Condominium Authority Tribunal clarified on October 8 that its new representation rules took effect October 1, 2026. Condo managers generally can’t act as representatives in new tribunal cases unless they are lawyers, paralegals or qualify for an exemption under Law Society of Ontario By-Law 4. Managers can still help boards with administration and professional advice, and cases started before October 1 remain under the previous rules. A corporation preparing a new application should distinguish its property manager’s operational role from the person authorized to speak for it at the tribunal.

A board issue is rarely just one document.

A contractor dispute. A reserve fund question. An annual filing that got missed. An agreement with a service provider. Each begins somewhere, then gathers records, decisions and responsibilities. Binder gives your organization a Matter to keep that work connected instead of losing it across inboxes and handovers.
